At present, there is very little land in industrial zones (IZs) of the province. Therefore, many businesses cannot rent a large area to make factories. The Provincial People's Committee has requested departments, branches and localities to quickly implement compensation and site clearance to expand the planned industrial zones.

According to the Department of Natural Resources and Environment, there are many industrial zones in the province that have been planned for expansion or new implementation but have not been implemented such as: Cam My Industrial Park (Cam My District), Gia Kiem Industrial Park (Thong Nhat District), Long Thanh Hi-tech Industrial Park (Long Thanh District), Ong Keo Industrial Park (Nhon Trach District)...
*There is little industrial land for lease
In the province, there are 32 industrial zones established with a total land area of 10,270 ha, including 31 industrial zones in operation, 1 industrial zone in the stage of land acquisition and infrastructure construction investment (Long Thanh Hi-tech Industrial Park). Dong Nai industrial zones have leased nearly 6,000 hectares, account 84% of the leased land area, the remaining is about 1.1 thousand hectares. However, most of the land that has not been leased is still in the process of compensation and site clearance, and the land cannot be recovered for infrastructure purposes. Currently, there are only a few industrial zones in Dong Nai that have land for rent, but the areas are small, and it is difficult for businesses to rent 5-10ha in industrial zones.
According to Mr Pham Van Cuong, Deputy Head of the Dong Nai Industrial Zones Management Board, most of the industrial zones in Dong Nai have been filled, some industrial zones still have land for secondary investors to rent, but the area is not much. Therefore, the province is asking IP infrastructure companies to coordinate with the locality to speed up the compensation, site clearance and expansion of industrial zones according to the planning.
In Dong Nai, there are many industrial zones that have not yet completed the work of compensation for site clearance such as: Ho Nai, Song May (Trang Bom district), Ong Keo (Nhon Trach district), Dinh Quan Industrial Park (Dinh Quan district), Amata (Bien Hoa City), Long Thanh Industrial Park, Long Thanh Hi-tech Industrial Park (Long Thanh District)...
Mr Pham Anh Tuan, General Director of Sonadezi Long Thanh Joint Stock Company (Long Thanh Industrial Park Infrastructure Investment Company) said: "Long Thanh Industrial Park was established in 2003, but the compensation work has not been completed yet. The company is coordinating with the locality to recover the remaining area to complete the investment in technical infrastructure and lease land to enterprises to open a production plants. Land in the industrial park for rent is more than 100 USD/m2.
The work of compensation for land acquisition for IPs lasts, investment capital will be greatly increased because the province's land price is currently increasing quite high. Therefore, the longer the project lasts, the more difficult it is to acquire land.

In addition to the industrial zones that are acquiring land for expansion, in the province, there are 3 industrial zones that have not been put into operation are Long Thanh Hi-tech Industrial Park which is paying compensation for site clearance, Cam My Industrial Park, Gia Kiem Industrial Park which have been planned but have not been established. If the above 3 industrial zones are completed, Dong Nai will have more than 1,000 hectares of industrial land for lease.
Chairman of the Provincial People's Committee Cao Tien Dung has requested the departments, sectors and localities to closely coordinate with the industrial park infrastructure companies to complete the application procedures to conduct compensation, site clearance, and complete the infrastructure of the industrial zone that have land for rent to secondary investors. The province has little industrial land for lease which will directly affect the environment, attracting foreign direct investment capital, domestic investment capital and industrial development. In the district-level land use plan for the 2021-2030 period, Dong Nai plans to new and expands a number of industrial zones to meet the needs of many enterprises and foreign corporations to rent land to build factories in Dong Nai. It is expected that in the coming years, enterprises will invest more in the industrial sector in Dong Nai because the province has the advantage of transport infrastructure "- Chairman of the Provincial People's Committee Cao Tien Dung emphasized.
