The Provincial People's Committee has approved the local adjustment of detailed construction planning at the scale of 1/500 for 3 subdivisions of Loc An - Binh Son resettlement area.
Increase the number of individual housing plots
To carry out the construction project of Long Thanh International Airports, Dong Nai Province has to recover the land area of 5 thousand hectares, of which more than 2,900 hectares are owned by 5,500 households and individuals.
According to the previously approved planning, Loc An - Binh Son Resettlement Area and subdivision 3 has more than 6,500 lots of resettlement land will be built to arrange resettlement for the people in the project area.
However, according to Mr. Le Van Tiep, Chairman of the People's Committee of Long Thanh District, through surveying the resettlement needs of households in the Long Thanh Airport project area that had to be relocated, most people have needs to be relocated in the resettlement area Loc An - Binh Son. More than 340 households who previously had needs to resettle in Binh Son Resettlement Area also wished to be transferred to Loc An - Binh Son Resettlement Area.
To meet the people's aspirations, the Provincial People's Committee has agreed to adjust the planning to convert 2 blocks of buildings in Loc An - Binh Son Resettlement Area into resettlement land lots to arrange resettlement for households who had previously registered for resettlement in Binh Son Resettlement Area moved back. Therefore, 2 project components of technical and social infrastructure systems of subdivision III, Binh Son Resettlement Area have been suspended for implementation.
Meanwhile, in order to welcome more households to live, Loc An - Binh Son Resettlement Area also needs to be adjusted the planning. Therefore, in mid-December, the Provincial People's Committee approved decisions on local adjustment of detailed construction planning at the scale of 1/500 for 3 subdivisions of Loc An - Binh Son Resettlement Area including: subdivisions I, II and III.
Specifically, for subdivision I, adjust the total number of land plots for the construction of individual houses to 1,528 lots, an increase of 863 lots of separate houses and a decrease of 1,162 lots of apartment houses compared to the previous planning; subdivision II, adjusting the total number of land plots for individual housing construction planning to 2,261 lots, an increase of 297 lots compared to the previous planning and subdivision III, adjusting the total number of land plots for planning to build private houses divided into 2,659 lots, an increase of 297 lots compared to the previous plan.
According to the Provincial Construction Investment Project Management Board, the project investor, after being adjusted, the total number of land plots planned to build separate houses in Loc An - Binh Son Resettlement Area will increase by 1,457 lots.
Expanding many roads
Along with the adjustment of the number of resettlement land lots, the Provincial People's Committee also decided to adjust the planning to expand a number of traffic routes in Loc An - Binh Son Resettlement Area.
In May 2021, when handing over resettlement land to people, many households have reflected that some traffic routes in Loc An - Binh Son Resettlement Area has the narrow width. “When I drew lots for the location of the land, I was informed that the road in front of the lot was 6m wide, but when I received the land, the road in front of the land was only 4m wide. The road is too narrow, so I recommend the authorities to make the road as wide as committed” - Ms. Nguyen Thi Hue, Binh Son Commune, one of the households receiving the first resettlement land in Loc An – Binh Son Resettlement Area said.
To meet the people's aspirations, the relevant units have proposed the Provincial People's Committee to adjust the planning and expand these roads.
According to the decision of the Provincial People's Committee, there are 17 roads in Loc An - Binh Son Resettlement Area that will be adjusted and widened the road surface.
Specifically, for the two roads of D12 and D17 of subdivision I, the median strip in the middle of the road will be removed, the width of the road surface will be increased from 5m to 12m (the road will remain the same 22m wide according to the approved plan).
6 routes including D10, N7 of subdivision I; D10, N7 in subdivision II and N7, N8 in subdivision III will be reduced the width of the median strip from 6m to 4m, and increase the width of the road surface from 5m on each side to 6m on each side (these roads will remain the same road width of 26m according to the approved plan).
Particularly in subdivision II, the roads including: N27, N28, N35, N36 will reduce the width of the median strip from 15m to 11m, and increase the width of the road surface from 4m on each side to 6m on each side (the road width remains the same at 33m in accordance with the approved planning); 2 roads of N44 and N45 are adjusted to reduce the width of the median strip from 7.5m to 3.5m, increasing the width of the road surface from 4m on each side to 6m on each side (the road width remained unchanged at 25.5m according to the approved plan) and 2 roads D11, D40 will be reduced the width of the median strip from 4m to 2m, increase the width of the road surface from 5m on each side to 6m on each side (the road width remains 24m according to the approved plan).
At the same time, the N37 road in subdivision III will be reduced the width of the median strip from 13m to 11m, and increase the width of the road surface from 5m on each side to 6m on each side (the route will remain the same 33m road as planned approved).
