Mr. Masahico Makata, General Director of Long Duc Investment Company Limited (infrastructure investor of Long Duc Industrial Park, Long Thanh District) said: “The area of land for rent in Long Duc Industrial Park is almost finished, so new attraction projects will be carefully selected, must have high technology or support industry friendly environment to be approved. Currently, the IP is asking the province and the Government to expand the area and if it is expanded, it will only invite projects with modern technology.
In fact, since 2011 Dong Nai has begun to attract selective investment, however, the land area for industry recently is not much, so the province began to choose more carefully in projects. Mr. Mai Van Nhon, Deputy Director of Dong Nai Industrial Zone Management Board said, Dong Nai is the gateway of the region, where there is the most developed industry in the country, supporting industries have developed so businesses investing in the province will be more favorable than many other provinces.
This is also the main reason for the province's high demand for investment projects, but the number of foreign and domestic enterprises to rent land is still high and the occupancy rate is higher than the national average. “Because the remaining area of leased land is not much, in 2019, IPs will only select projects with high technology and high added value. Dong Nai is the place where many foreign businesses want to pour capital into, especially when Long Thanh International Airport is built and put into operation, the amount of businesses to invest will be more”- Mr. Mai Van Nhon said.
Long Thanh Hi-tech Industrial Park is currently rushing to complete the compensation and site clearance for land acquisition and infrastructure construction. It is expected that by the end of 2019, this IP will start leasing land, but since 2018, there have been many foreign enterprises in the high-tech field that want to sign contracts. There are projects that when the IP is completed, will only attracts high-tech projects in the fields for investment.
There will be 3 more IPs
At this time, Dong Nai has 3 IPs under procedure to carry out the procedures: Cam My Industrial Park in Thua Duc Commune (Cam My District), Gia Kiem Industrial Park in Gia Kiem Commune (Thong Nhat District) and Phuoc Binh Industrial Park in Phuoc Commune (Long Thanh district).
These IPs with an area of more than 800 hectares, if established and put into operation, will have more than 600 hectares of leased land. According to some consular general and multinational corporations, in the next few years, Dong Nai is still a destination chosen by many foreign enterprises. Many enterprises want to expand production but the land area is no longer available, so they have to look for other provinces to invest such as: Hyosung Vietnam Co., Ltd., C.P Livestock Joint Stock Company Vietnam...
Mr. Linson Lim, Chairman of Keppel Land Vietnam Limited, said: “Keppel has invested in the project of urban area in Bien Hoa City, but in the coming time, it is expected to invest in the industrial sector to produce solar energy equipment. This project is in line with Dong Nai's requirements because of modern technology, many stages are automated and require less labor”.
The industrial zones in the province have now divided the industries that will attract investment in accordance with the management of the environment and facilitate businesses in linking to provide input products for each other. Currently, enterprises in industrial zones have demand to find domestic raw materials to enjoy tax incentives when exporting to countries which Vietnam has signed trade agreements. Therefore, Dong Nai has been one step ahead in the formation of industrial parks, divided by attracting industries, creating great advantages for businesses. This is also the main reason why Dong Nai's investment attraction conditions are much higher than many other provinces, but foreign enterprises still come to a great extent.
Vice Chairman of the Provincial People's Committee, Mr. Tran Van Vinh said: “The area of industrial land is not much, so in attracting investment, it will choose high value-added projects. Low-capital projects with high socio-economic efficiency are still selected, while large capital projects and large rented land contribute little to socio-economic development that will decline”. Thus, investment projects in the province in the coming time require high technology, but they also have to use less labor and are in the industries that are in need such as: supporting industry, deep processing of agricultural products and foodstuffs.
