Real estate trading: many floors, yet limited products

In recent years, besides large infrastructure projects, the real estate market in Dong Nai has been active and taken much notice by investors in and out the province. Real estate trading floors arise at a fast pace. However, for various reasons, except some fairly large floors, most supply the market with a small number of products.

 

Customers are looking at products of real estate at a trading floor.
*Limited number of products

Stopping by real estate trading floors opened in Bien Hoa, we can see a quiet atmosphere and a small number of products. C.L.T real estate trading floor in Vo Thi Sau street just introduces some worthy real estate products of large projects in  Bien Hoa city or H.R floor in Nguyen Ai Quoc street opening more than one year ago also presents a major project in Binh Duong and some small real estate products in Bien Hoa. Similarly, H.T.P floor in Phan Trung street just advertises to sell products of Thanh Phu Residential Area project and some other ones, etc.     

Atmosphere in small trading floors often is quiet because just few of people come to make a trade. Some floors have some receptionists and there seem to be no atmosphere of trade in here. A manager of a floor said: “Looking for resources and  establishing coordination with projects to develop a range of products are rather difficult. Most of large businesses running projects regularly open their own trading floors to distribute their products. Small floors look for resources from those projects after traded twice or third time. However, if we look to the future, Dong Nai will have a large number of real estate projects, making this market become hot again and resources more plentiful. Thus, opening a real estate trading floor these days is a reasonable action”.

According to Department of Construction, at present, Dong Nai has seven working real estate trading floor and two floors to open. However, just some floors among them work effectively like Tin Nghia, Sonadezi, etc. Yet, even in floors estimated to be effective, most of their products are just for distributing major projects of the businesses which opened the floor and there hasn’t been much information about other projects or types of real estate products. Other floors, according to Department of Construction, do not work really effectively with little and irregular trade.

*A stronger coordination needed

Truong Son, representative of H.R real estate trading floor said: “In short term, we like many other floors are focusing on distributing our real estate projects. But in long term, demand of connecting project investors and big trading floors and collection of small real estate resources are high. At present, we haven’t connected big projects in Dong Nai, so resources are still limited. In the coming time, we will develop relations and expand relations to have more products.”  

Nguyen Thi Thanh Huong, Director of Tin Nghia Real Estate Trading Floor, one with the most of and frequent trades in Dong Nai presently, said that the demand of coordination to obtain information about projects not only from small floors but also big ones were high. “Coordination is required in the context that trading floors want to diversify their products and consumers have the need to access more information and products as much as possible. Tin Nghia will coordinate with both small and big trading floors in and out the province to get more resources. Small ones can be agencies to distribute projects and make them more accessible to consumers. Moreover, it is possible to coordinate free prestigious brokers to get more information”, explained she.
