With a flexible area, suitable for the size of small and medium-sized enterprises (SMEs), the segment of factories for rent is forecasted to continue to be active.

Lots of room for development
According to the assessment of economic experts, Vietnam is a bright destination of the wave of global production shift thanks to the advantages of infrastructure development, incentives for investors, abundant labor resources, etc. From that shift, industrial real estate still has a lot of room for development thanks to maintaining demand from investors, especially in the field of building factories for rent with built-in utilities.
Renting factories often provides businesses with access to modern facilities and infrastructure designed to meet their specific needs and requirements. This can help to improve operational efficiency and overall competitiveness. At the same time it is a flexible, cost-effective and efficient solution to their industrial space needs, helping to achieve their strategic and operational goals.
In addition, some industrial park infrastructure investors said that along with the need to rent small-scale factories under 5 thousand square meters, there were signs that some foreign enterprises had the need to rent factories with a large area, from 5 to 10 thousand square meters or more. These were potential customers having lots of experience that wanted to order larger factories to expand production and seek long-term investment opportunities in Vietnam.
Aligning with local goals
For domestic small and medium enterprises, the demands on land rental in industrial zones is still very large, in Dong Nai alone, tens of thousands of businesses are still having to produce outside the centralized planning area. Meanwhile, in the long term, the local goal is to relocate factories and enterprises into industrial zones and clusters which creates a large market for available factory supply services in the future.
According to a representative of the Dong Nai Young Entrepreneurs Association, recently the association has also conducted a survey among its members and in the immediate future, dozens of businesses wanted to relocate factories to concentrated production zones and clusters. In the context that the supply from industrial zones was also limited, the Association would research to invest in building industrial clusters, firstly to serve the needs of its members.
One of the current problems of Dong Nai is the re-planning of production, including relocating small factories located outside industrial zones and clusters to concentrated production places. According to Secretary of the Provincial Party Committee Nguyen Hong Linh, the relocation of these facilities must be resolutely done although difficulties. To limit the above problems, it is necessary to be more resolute in not granting permits to projects not located in approved production planning areas.
